Interview with REALTOR®

Review mandatory Agency & disclosure requirements:

  • Disclosure of Representation in Trading Services
  • Disclosure of Risks to Unrepresented Parties
  • Buyer Agency Exclusive Contract and Agency
  • Acknowledgement
  • Agreement of Conflict of Interest between Clients
  • Also, discuss & create buying process & strategy.

Pre-approval stage

Meet with a Mortgage Broker to get pre-qualified, provide relevant financial information (Example: provide evidence of down payment, letter of employment verification, possible co-signer requirements). If already pre-approved, provide Mortgage Broker name & contact information to your REALTOR®.

Determine Buyer Criteria

Determine your wish-list for your property as to preferred location, price range, type of property, number of bedrooms / bathrooms etc. (price-point based on pre-approval information).

Home viewings

Based on your criteria, we will select homes that are currently listed on MLS (REALTOR.ca, Interface/XPOSURE), as well we will look at various sites including (but not limited to) properties listed by owner and on KIJIJI. We may also do a targeted mail-out, as well as search a data base of recently expired properties.

Offer Negotiation

Draft and present a contract on your behalf. Offer will include important dates and terms, including but not limited to completion, possession, purchase deposit, condition removal and included terms.

After Acceptance / Due Diligence

Once we get an accepted offer, perform the following tasks within the next 7 – 10 days:

  • Buyer financing
  • Home Inspection & Termite Inspection
  • Home Insurance
  • Title Search / Charges
  • Building Information Report
  • Offer Deposit
  • Provide us with a lawyer / notary

We send documents to your lawyer on your behalf.

Celebrate & Start Packing! 🥂

Arrange movers and begin packing. Review and execute changes to:

  • Transferring addresses
  • Fortis BC
  • Hydro
  • Canada Post
  • Telephone Company
  • Pet License, etc.

Final Week

  • Contact your lawyer / notary & arrange time and date to sign papers.
  • Review ‘Statement of Adjustments’ from lawyer
  • Arrange final Purchase Deposit and closing costs
  • Arrange date and time for walk-through / possession of your new home (with your REALTOR®)
  • Purchase Deposit: Down Payment – Offer Deposit
  • Arrange date for key exchange

Moving Day

  • Walk through your new home with your REALTOR®. 
  • Photo op with REALTOR®, BRAG on social media
  • Refer your REALTOR® to your friends
